Design+Build has emerged as the most desirable project delivery method in today’s complex market. First and foremost, there is a single source of responsibility between the owner and Design/Builder. The “Project Team” becomes the Builder, Architect/Designer, and the Home Owner thus eliminating adverse relationships between the contractor and design team. The owner becomes an integral member of the team. Project costs are identified at an early stage and budgetary concerns can be addressed in the preliminary design stage. We believe this holistic approach to design and construction provides greater financial as well as aesthetic control.

He has continually championed the cause of cutting-edge contemporary southwest design and impeccable execution.
David Mullin has 30 years experience in construction in Santa Fe and works compatibly with Michael in attaining the highest quality product, with precision and efficiency. David has built over 125 homes during his career in Santa Fe.

We have properties available for immediate construction. In addition to being Design+Builders, we are a full service Real Estate Brokerage. Michael Hurlocker is the Qualifying Broker and Jerry Shere is an Associate Broker. Both are licensed Realtors and are members of the Santa Fe Association of Realtors Whatever your real estate needs are, we can provide exceptional service as part of our Project Management Services. We have years of experience financing all types of real estate transactions from the purchase of undeveloped land to construction loans, and final mortgages. We use Land America Capitol City Title for Escrow Services in Santa Fe.
We have close working relationships with the finest Architects and designers in Santa Fe. Depending on the budget and style your project encompasses, we can select the most effective designer for your project. By being involved during the design process, we can keep the project within budget by managing the tendency for projects to “creep” during the design phase. If, however, you have already selected an Architect/Designer we will work closely with them to bring your new custom home in within budget. Finally, if you already have a final set of plans, we will review them and provide a preliminary estimate for your project.
Open book construction management or cost-plus is the best way to build a custom home. You will see every cost and take advantage of every available discount. You will be copied on every bid and you will become an integral part of the cost control effort. Every project will begin with a Preliminary Budget Estimate (PBE). Once the plans and specifications have been finalized a Final Budget Estimate (FBE) will be generated and by comparing on-going costs to that budget, you will know if we are ahead or behind in a particular area. We also offer a fixed bid construction management process for those clients uncomfortable with the open book method.

STEPS TO OWNING A HURLOCKER HOMES CUSTOM BUILT HOME
Step 1 - Initial Meeting
- Meet with Michael Hurlocker and Jerry Shere, discuss design goals and budget
- Review types of project management contracts
- Review financing
- Overview of building process
Step 2 - Contract
- Review Design+Build contract
- Review and approve a preliminary budget estimate
- Exhibits to document the specifications and/or details of the project
- A letter of commitment from purchaser’s bank that will be financing the project
Step 3 - Blueprints
- Meet with the architect to develop blueprints. This process takes 4-8 weeks depending on the architects workload.
- Submittal of the final blueprint, approved by purchaser, to the City, or County of Santa Fe for building permits
Step 4 - Pre-Construction Meeting
- Review and approve specifications and selections
- Review and approve Final Budget Estimate
- Review construction time line and overall building information
Step 5 - Construction
- Construction will begin as soon as building permit is issued
- Permit time will vary depending on each authority
- Permit process is usually a minimum of 3 weeks
- Generally the construction period is approximately 12 months, depending on weather, material availability and subcontractor availability
- During this time any change orders for extra items will be developed and implemented.
- Change orders must be executed before the work is ordered
Step 6 - Completion of House
- Upon completion of the home, a final inspection “Walk Thru” will be done with Hurlocker Homes staff
- A “Punch List” will be developed for any outstanding items, if any
- The homeowner will receive a comprehensive “Owners Manual” for their new house. It will contain, among other items, all warranties, subcontractor and supplier contact information, and all manuals, etc.
- Hurlocker Homes Team will familiarize homeowner with their new house
Step 7 - Closing
- Capitol City Title Company will review all sub contractors waivers, clear new construction, and facilitate closing.
